Compensation for landlords who are unable to recover their property from “vulnerable” occupants: practical considerations

The recently approved Royal Decree-Law 1/2025 of 28 January modifies the compensation framework for landlords who are affected by the extension of the obligation to suspend evictions of “vulnerable” occupants (whether tenants or illegal squatters) introduced by Royal Decree-Law 37/2020 of 22 December. The new rule extends the deadline for making compensation requests until 31 January 2026.
